Planned as pari Of a large ocean front development, the elongated block thai was realized contains 100 apartments and forms an elegantly syncopated urban wall, parallel to the beach on the landside of the original property. The building measures 520 by 160 feet, and is ventilated by four 80-foot square courtyards. Inspired by Frank Lloyd Wright‘s Lexington Terrace project of 1901, the building is three stories tall and accessed by stairs set in passages between 40-foot square blocks, each of which contains two double-height units with two bedrooms above a three-bedroom flat on the ground floor. While avoiding the typical horizontal hallways, Morgan nevertheless weaves together the apartments by interlocking their spaces laterally; the upper apartments join with those in the adjacent block to close the stair passages at the top, while the central living room of the ground floor flat re-centers each basic 40-fooi square block, divided above by the wall separating the two double-height units. Heavy vertical brick bearing walls, exposed inside and out, anchor each square block to the ground, and are complemented by light wooden frame floors and upper story cedar-clad walls that cantilever out horizontally at the second and third floors as both solid volumes and open balconies, all held within the perimeter defined by the roof edge.
