The Swans Market is a mixed-use renovation ot the existing historic Swans Market Building, a major shopping destination for all of the East Bay ior ovei 60 years. The existing structure, built in several stages between 1917 and 19dO. encompasses an entire cily block m the Old Oakland Neighborhood. The facade is a beautiful example of glared brick and teria cotta commercial architecture, and includes polychrome terra cotta medallions depicting the tresh foods available in the Market Hall. The open interiors are Flooded with natural light thanks to 200-foot-long, north-facing clerestories supported by long-span steel trusses. The renovation of this historic downtown destination by the nonprofit East Bay Asian Local Development Corporation is the key element in the City of Oakland‘s attempt to shape a new residential neighborhood downtown. The project includes 20 cohousing units and a common house, 18 affordable one- and two-bedroom rental units, live/work space, a fresh food market hall, street-oriented retail and restaurants, sidewalk dining, commercial space, and on-site parking. The Museum ot Children‘s Art occupies a second Floor space overlooking Swans Court and sponsors indoor and outdoor projects tor children on site. Most ol the existing structure (80 perceni) is retained, including the existing terra cotta and glared hnck facade. A new three-stoiy wood-liamed building clad in tile and cement plaster continues the character of the existing buildings. Portions of the existing rool are peeled away to bring sunlight into the interior of the block and to cieate public and semi-private outdoor spaces that link the diverse uses into a vibrant, unique urban community, attracting new residents and patrons to this resurgent neighborhood.
