由FGMF Arquitetos设计的方案中包含两层和三层的跃层公寓，面积在882-1066平方米之间。整个建筑看上去像一个巨形的百叶窗，尽量减小对西侧的影响，那边有着最好的景观。所以起居室都设计成朝向景观的流动空间。这座建筑位于城市中最具有价值的地段，还能享受到前方公园无与伦比的景观。设计由两个部分构成，塔楼的南半部比较严肃规整，用于私密空间和服务用房；北半部则自由活泼，水平的大阳台交替穿插，变换尺度和形状，构成了单元内的公共区，并且让室内外空间产生了更紧密的联系。这些变化更够最大程度的利用空间，并且形成了更为活泼的休闲空中别墅，设计中参考了规范的要求和建设的经济性，将可销售的面积做到最大而没有降低建筑的品质和艺术性。南半部塔楼看上去像是一整块混凝土材料，仅用一些规则的屋檐和门廊为装饰。在他楼之下的部分，条纹状的悬臂从一层屋顶悬挑出来，靠近临近的另一个休闲区。这些悬挑构件让南半部建筑看上去像是悬浮在花园之上；建筑中的缝隙指引了地下室中的机动车库入口。The proposal by FGMF Arquitetos for the Edifício Itaim consists of duplex and triplex apartments， between 882 and 1066 m2 in size. The plans act as a huge brise-soleil， shading the north façade and minimizing the impact of the west， where one has the best view. So， living rooms are fluid spaces open to landscape. Located in one of the most valued places in the city， the building also has a permanent view to the park in front and Morumbi. The design consists of two volumes: the south tower， sober， with intimate area and services; the free north tower has horizontal planes alternating slices of different sizes and shapes to form social spaces and create a sense of continuity between interior and landscape.Manipulated in order to get the maximum use and obeying the progressive retreat， they take advantage of a legal conditioning factor and commercial necessity: maximize the sales area， without compromising the architecture. The South Tower is a monolith of concrete， with flaps that act as eaves and porches. under this massive volume， a streak protruding in cantilever over the ground floor， next to the other recreational areas These overhead elements cause the south tower to float over the garden and on the gaps that illuminate the access for vehicles in the underground.
