项目名称：中粮万科长阳半岛1号地04地块住宅及配套项目 Project: Lot 1-04, COFCO Vanke Changyang Peninsula Residential &Auxiliary Buildings 设计单位：北京市住宅建筑设计研究院有限公司 Design Company: Residential Architectural Design Research InstituteCo., Ltd., Beijing 设计师 ：钱嘉宏 杜庆 徐天 Designers: Qian Jiahong, Du Qing, Xu Tian 项目地点：北京 Site: Beijing 设计时间：2010 Design Date: 2010 总建筑面积129169.06平方米 Total Floor Area: 129,169.06m2 用地面积： 46891平方米 Land Area: 46,891m2 项目说明： Project Description: 本工程作为我院首个与万科合作的工程，特点如下： This project is our first cooperation with Vanke, with followingfeatures: 户型设计上改进万科已有户型，推出：高层一梯4户，户均面积80多平米二居及90平米3居，多层一梯2户，户均面积90平米三居，并巧妙设计飘窗、阳台，使每户均有赠送面积，提升品质。 The apartmentdesign has improved Vanke’s existing types, to launch: high-rise apartment with4 units per floor with 1 staircase, featuring 2-bedroom unit with floor areaover 80m2 and3-bedroom unit with floor area 90m2on average; multi-floor apartment with 2 units per floor with 1 staircase,featuring 3-bedroom unit with floor area 90m2on average; swiftly designed bay window and balcony, offering each unit withbonus floor area and higher quality. 规划设计上通过提升组团场地内标高，自然地将机动车辆限制在小区周边与市政路同标高的区域，达到人车分流，且借此提高了周边配套商业层高。高层住宅引入设备夹层概念，在夹层内通过降板解决设备用房及电气用房等实用功能，并保证位于其下层的人防有效使用空间。该工程按绿色三星标准进行设计，加强了维护结构保温措施、采用太阳能热水系统、室内精装修一次到位等。各专业按照万科集团总部对标技术要求，有效控制成本。 The design increases the elevation of group site, to naturally confinemotor vehicles in the area in the same elevation with the surrounding andmunicipal roads, so it diverts vehicular flow from pedestrian flow andincreases the surrounding auxiliary commercial storey height. High-riseresidential building introduces the concept of device mezzanine, where itrealizes device room and electrical room and other functions by lower plates,ensuring underground space efficiency. This project designs at green 3-starstandard, strengthens structure-maintaining and insulating measures, and adoptssolar hot water system, interior fine decoration all at once. All disciplinesfollow Vanke technical requirements, under effective cost control.
