The site is an unusual oceanfront property offering spectacular views, the same that inspired painter Winslow Homer. The design challenge was how to respond to the opportunities and constraints offered by this beautiful but ocean oriented site. Responding to these issues, the masterplan was developed with the major independent living commanding the primary views. Flanking this common area on either side arc the independent living apartments, arranged so that the majority of apartments have water views. Assisted living and long term care utilize the same service component, centrally located but focused away from the ocean, as the independent living commons. The architecture is a contemporary interpretation of historic resort hotels which were prevalent in New England‘s history. Major design objectives and responses Capitalize on the opportunities offered by the site Since the budget was modest, this had to be accomplished with inexpensive solutions. The design consists primarily of a double-loaded, three-story apartment stack. By careful placement and orientation, the scheme allows 70 percent of the independent living apartments to have ocean views. Exterior walls are chamfered to allow views diagonal to the coast and into courtyards rather than into other apartments. Additionally, the apartment wings are stepped one from another to take advantage, whenever possible, of multiple exposures for all the apartments. This helps to present a building that appears to be smaller in scale. Internally, this design feature provides a corridor system that allows daylight in numerous areas, providing a more enriching walk to the commons as well as frequent wayfinding cues. Internal lounges are provided along corridors to allow interest and resting areas. To take advantage of the spectacular views the dining rooms and kitchen were placed on the top floor. Instead of one large dining room, the design incorporates five smaller rooms, providing better sound qualities and more intimate scale.
