The architects were challenged with the task of designing a unique 50-unit assisted living community that enhances the quality of lifestyle available for seniors on the former site of a one-story branch bank. The goal was accomplished by creating an urban building solution, one where residents feel comfortable in close proximity to busy shops and restaurants, and abundant pedestrian and automobile traffic. From the upper floors, residents in west and north-facing rooms enjoy views of the Pacific Ocean. The aesthetic of the building embraces the California mission-style with deep-set wood windows in thick stucco walls. The compact three-story building with underground garage expresses a clear sense of arrival and an appropriate fit into the neighborhood. Major design objectives and responses Create a high-quality residential environment in an urban mixed-use oceanfront neighborhood From the upper floors, there are views to the Pacific Ocean from every room facing west and north. Quality materials used include clad wood windows and doors, integral colored stucco exterior, detailed roof eaves, and a barrel tile roof in the spirit of traditional building materials in the regional mission-style. Ample glazing and porches encourage outdoor excursions by emphasizing the relationship between the indoor rooms and outdoor gardens. Maintain exterior and interior relationship To create a familiar residential atmosphere and carry through the consideration to detail, special attention was paid to the interior detailing such as a wood staircase, crown moldings, base and chair rail trim, mission-style furnishings, and a selection of warm colors. Transition from a commercial to a residential neighborhood During the planning stages, an assisted living project was considered appropriate by city planners for this commercial zoned site. It would front the commercial context of the street, being comfortably close to the sidewalk, with common areas at the first floor that exhibit larger windows, furnishings, and lighting, indicative of a small carriage hotel. Directly uphill from the site are several multifamily and single family structures.
