The King Farm development is an innovative mix ol high and low-density apartment living in a traditional neighborhood design, The buildings in this apartment neighborhood front the slreets, forming traditional streetscape s consistent with the vision of the King Farm master plan. In addition, the buildings form interior spaces with a system of alleys providing access to individual rear-loaded garages. The King Farm development enr.om pusses a total of 402 units distributed throughout 32 buildings, configured in four lypes of units. There are 176 garden apartments in six buildings. With a total site area ot just less than 13 acres, this number of units encourages a close-knit neighborhood, which is a hallm;i‘k ol tradmonal neighborhood design. In creating a diverse streetscape similar to those found in t^sdiiionyl neighborhoods, three distinct unit types form the lower density portion of the project. Combinations of the Townhouse (three-story, single unit) and the Chadeston House (triplex, three-story unit) form the "body" of the streetscape. The Townhouse is a common type found in this part of the country. The Charleston House model is a variant on the "single-house" type that is native to Charleston, South Carolina, noted loi thO‘i side porches, which encourage natural cooling. The Manor House, inspired by larger corner homes, consists of nine units on three tloors. This building anchors the block corners of Ihe primary street intersections. The Garden apartments, on the northwest quadrant of the site, form green courtyaids and are uniquely situated around a four-story concrete parking garage, which affords direct access to each level of the apartment building.
