Thirty-two one-, two-, three-, and four-bedroom townhouse units stretch along this long, thin site on a small street in the older section of Escondido, The units are grouped to form edges and make useable, defined outdoor spaces in the tradition of Southern California‘s bungalow courts. Three .separate courtyards are formed; the center one contains commons areas for the entire project. These areas include a meeting hall, outdoor terrace, tot lot, and garden plots Alternating between the "people" spaces are automobile courts of a manageable scale. Each of these courts is treated as a bosque of trees and thought of as landscape areas thai also happen to function for the storage of cars, The individual units extend the site strategy of courtyards by organizing around an outdoor room. These spaces are shaded with pull-back fabric awnings. Enclosed on three sides, these spaces flow out [rom the mterror living room and mitigate between inside and public courtyard spaces. The units themselves are sensitively scaled and offer a variety ol familiar forms and colors, all very much at home in the Southern California context. The complex is extremely pedestrian friendly, fostering a sense of a close-knit neighborhood. Exterior materials are simple stucco, wood, and metal siding, with generous Overhangs that provide shade from the sun. The interiors are simply detailed, open, light, and spacious, with views through layers of space to outdoor living precincts. Large windows and modestly scaled interiors mean that the living spaces are flooded with natural light. Structural expression inside can be seen through exposed wood beams.
